19.4 million of people visited Budhouse Group’s shopping centers in 2020, which is 28% less than in 2019. For 1000 sq. m of rental space per day, thus, there were on average about 480 visitors. The reason is the quarantine restrictions. This is the first descent in traffic compared to the previous year for the company's shopping centers. The smallest attendance drop was in the Fabrika shopping center (-23%). In January-February 2020, the attendance of the mall traditionally increases, but from March to December the number of visitors dropped sharply. On average, visitors visited BHG malls 7 times a month and spent 74 minutes there per visit. This is 16% less than in 2019 and was due to the restriction of the entertainment and catering sector.
Compared to 2020, the turnover of shopping centers in hryvnia has significantly decreased. While in 2018 the average growth was 23.3%, and in 2019 - 12.8%, then in 2020, for obvious reasons, the turnover decreased by 11%. The total turnover of BHG shopping centers in 2020 amounted to about UAH 6.8 billion. The smallest drop had affected the shopping and entertainment center Lubava (-2.6%). At the same time, the average rental rate in 2020 in open months in US dollars decreased by 4%.
In 2020, the average vacancy rate at BHG shopping centers was about 0.6% (0.2% in 2019). The minimum vacancy was discerned in the Forum Lviv shopping and entertainment center (0.3%). The rotation of tenants decreased compared to 2019 and was mainly due to the difficult economic situation. On the whole in just a year, 30 new lease agreements with a total area of 6,564 sq. were signed in operating shopping centers (40 new contracts and more than 3000 sq. m. in 2019). The largest deals were signed at the Lubava shopping mall with LC Waikiki and Budynok Igrashok.
In 2020, BHG shopping centers have traditionally paid a lot of attention to online promotion. The total number of contacts with users on various online resources was 64.5 million times (covers the publications in social networks, website visits), which is 79% more compared to 2019.
The total number of subscribers in social media of the group's facilities at the end of the year was 548 thousand people. The increase for the year was 19%. The largest growth was stated in the Fabrika shopping and entertainment center (+ 36%). The publications of the company's objects accounts reached an audience of 63.3 million people (+ 86%) in 2020. The accounts of Forum Lviv and Fabrika Kherson shopping centers remain the largest in Ukraine in terms of the number of subscribers.
The activity of shopping center websites also grew up. In 2019, about 1.2 million sessions were made on the group's websites (an increase of 20% by 2020), of which 684 thousand were unique users. The number of search queries for the company's objects amounted to 360 thousand.
In the past year much less activities took place in the shopping centers of the Budhouse Group - only 211 different events. This is about 2.5 times less than in a normal year. Major events were banned due to quarantine restrictions. The most significant activities that attracted an additional stream to each of the malls were “Black Friday”, “Halloween” and New Year's holidays.
During 2020, the company continued construction of a premium class residential building LINDEN LUXURY RESIDENSES, which is the most expensive building in Kiev. The facility is currently preparing for commissioning.
On the territory of the Fabrika shopping and entertainment center, the construction of an open water park with an area of 4 thousand square meters has begun, which, in addition to 3 swimming pools, will include a SPA center, restaurants, an open concert venue. The opening of the facility is scheduled for May 2021.
In 2020, the construction of the Nikolsky shopping and entertainment center in Kharkov was restored. The facility is currently at the final stage of construction. As of January, more than 95% of the retail space has already been signed. Anchor tenants - Inditex, Argo, MTI, Silpo, Multiplex, Sport Life, DRC, bowling club, etc. - have begun adaptation work. The mall is scheduled to open in May 2021.
