OPENING OF Nikolsky Mall

The main event for the company in 2021 was the opening on May 21 of the Nikolsky shopping center in Kharkiv with a total area of ​​104,000 sq. m.

Despite the pandemic, the shopping center opened with a record occupancy for Ukraine - 97% of signed retail space and 92.5% of open windows. On the opening day of the mall, 62,000 people visited. The total investment is about 110 million euros, of which 53.6 million euros is a loan from the Polish state bank BGK.

Nikolsky demonstrates excellent results. According to the turnover of the leading retail chains, the shopping center is in the TOP-3 of the best objects in Ukraine.


Budhouse Group shopping centers were visited by 28.6 million people in 2021, which is 50% more than in 2020. The jump in attendance growth occurred mainly due to the opening of the Nikolsky shopping center in May 2021. If we compare the attendance of other operating shopping centers, then there is also a gradual recovery in traffic after a fall in 2020 - a 13.1% increase. But none of the company's shopping centers have reached the level of 2019 yet. The reason is quarantine restrictions, which also took place in 2021.

For 1000 sq. m of rental space per day, thus, had an average of about 552 visitors. On average, visitors visit Budhouse Group shopping centers 7 times a month and spend 73 minutes in them per visit. This is about the same as in 2020, and 16% less than in 2019, due to the restriction of the entertainment and catering sector.


Compared to 2020, the turnover of shopping centers in hryvnia equivalent has increased significantly. If in 2019 the average increase was 12.8%, and in 2020, for known reasons, trade decreased by 11%, then in 2021 the increase was 22% compared to 2020 and 13% compared to 2019. In euros/dollars, the turnover of the company's facilities also reached the level of 2019 and even slightly exceeded it. The total turnover of Budhouse Group shopping centers in 2021, taking into account the new Nikolsky shopping and entertainment center, amounted to about UAH 10.4 billion. The largest growth in turnover was observed in the Forum Lviv shopping center (27%). At the same time, the average rental rate in 2021 in the open months in US dollars increased by 9.5%. And taking into account the opening of the new shopping and entertainment center Nikolsky, the average rental rate in the company's facilities increased by 27%.


In 2021, the average vacancy in Budhouse Group shopping centers was about 0.8% (0.6% in 2020). The minimum vacancy rate was recorded in Forum Lviv and Lubava shopping malls (0.4-0.5%). The rotation of tenants has decreased compared to 2020. In just a year, 19 new lease agreements were signed in existing shopping centers with a total area of ​​3,600 sq. m. m (30 new contracts and more than 6,500 sq. m in 2020). In addition to the existing shopping centers, 155 new lease agreements were also signed in the Nikolsky shopping center. The largest openings in other shopping centers of the company were Eldorado, New Yorker and De Facto in the Fabrika shopping center.


In 2021, Budhouse Group shopping centers have traditionally paid a lot of attention to online promotion. The total number of contacts with users on various online resources amounted to 111 million times (coverage of publications in social networks, site visits), which is 63% more than in 2020.

The total number of followers in social networks at the end of the year amounted to 650 thousand people. The growth for the year was 18%. The largest growth was recorded in the Nikolsky shopping mall, where in the first six months of operation, the Instagram account gained 55 thousand people and entered the TOP-4 accounts in the country. It is also necessary to note the Instagram accounts of the Fabrika shopping mall and Forum Lviv shopping mall, which in 2021 for the first time in Ukraine crossed the mark of 100 thousand people and occupy the first and second places in the ranking of Ukrainian shopping malls, respectively. The publications of the accounts of the company's objects reached an audience of 109 million people (+73%) in 2021.

The activity of the sites of shopping centers also grew. In 2021, about 1.8 million sessions were generated on the group's sites (an increase of 50% compared to 2020), of which more than 1 million were unique users. The number of search queries for the company's objects amounted to 800,000.


In the past year, there were much more activities in the Budhouse Group shopping centers - a total of 367 different events. This is 70% more than in 2020, but still much less than in previous years before the pandemic, when there were 500-600 events per year. The most significant activities were the opening of the Nikolsky shopping center and the celebration of the City Day of Kharkov.


During 2021, the company continued the construction of the LINDEN LUXURY RESIDENSES premium residential building, which is the most expensive building in Kiev. The facility is currently being prepared for commissioning.

A water park with an area of ​​5 thousand square meters was opened on the territory of the Fabrika shopping center. m, which, in addition to 3 pools with water attractions, includes a SPA center, a restaurant, an outdoor concert venue. The opening of the facility took place in June 2021.

In the fall of 2021, the construction of the Khortitsa Mall shopping center in Zaporozhye was resumed. The facility is currently at the initial stage of construction. As of January 2022, more than 55% of retail space has already been signed. All anchor tenants have been identified. The mall is scheduled to open in spring 2024.

Also in the fall of 2021, the active phase of the construction of the Yessa shopping center in Odessa was resumed. Currently, work is underway to erect the frame of the building. As of January 2022, all anchor tenants have been identified and more than 50% of retail space has been signed. The mall is scheduled to open in spring 2023.
