Thus, an average of 565 visitors per 1,000 sq m of leasable area.
Visitors are becoming more targeted. This is evidenced by a number of indicators, including the number of stores visited, the duration of the visit, the share of casual visitors to shopping malls, and the conversion rate. Thus, conversion (the share of buyers among visitors) increased by 5%, while the duration of the visit decreased by 11% compared to the pre-war period. Also, the number of outlets visited by a customer decreased significantly (by 30%), despite the fact that the purpose of the visit to the mall remained the same. The share of visitors who planned a visit increased by 10%.
The main reason was the closure of Fabrika shopping center and the difficult situation in Kharkiv at the beginning of the year. The undamaged shopping centers significantly exceeded the level of 2021 in currency, with Lubava shopping center exceeding it by 16% and Forum by 32%.
Tenant turnover was lower than in 2023. In 2024, 34 new lease agreements were signed in operating shopping centers. However, the total area of these new tenants was larger - 4,600 sq m (44 new leases of 3,000 sq m in 2023).
The most significant new tenants were Adidas, Nike in Forum Lviv, Sinsay in Nikolsky and Lubava. A significant event was the opening of the Nikolsky Pop-up center on the -3rd floor, where the mall's tenants were able to work during alarms.
The total number of followers on social networks amounted to 765.3 thousand, an increase of 10% compared to 2023. At the same time, the number of followers of the Fabrika shopping mall, despite the damage, has not actually changed over the past year. The Instagram accounts of Fabrika shopping mall and Forum shopping mall have been ranked first and second in Ukraine in the ranking of Ukrainian shopping centers by the number of followers for many years.
Visitors to shopping malls are increasingly immersed in social networks. The percentage of those who are registered on YouTube, Telegram and Tik-Tok has grown significantly. Tik-Tok shows the highest growth rate among shopping mall visitors. The share of people registered in this network increased by 30% over the year. This is probably also due to changes in the age structure of visitors. Now almost 50% of visitors have a TikTok account. Before the full-scale invasion, this share was about 20%.
The most significant events in 2024 were Birthday, Cosplay and Halloween in Lubava, Birthday and Christmas in Forum shopping center, Halloween and New Year's Eve in Nikolsky. The opening of the year was a new event in Nikolsky shopping center - Karaoke on the screen (using multimedia screens of the shopping center).
The construction works at Khortitsa mall in Zaporizhzhia and Yessa shopping center in Odesa, which started in 2021, were suspended for the duration of the hostilities. The reconstruction of Fabrika shopping mall is also planned to start after the shelling of Kherson city stops.
Cherkasy shopping and entertainment center LUBAVA celebrated its 13th anniversary, confirming its status as one of the city's key commercial and social spaces. The celebration was traditionally accompanied by special offers for visitors, gift draws, and large-scale activities with the participation of the complex's partners.
On March 28, 2026, Fabrika Shopping Mall in Kherson — one of the largest shopping and entertainment centers in southern Ukraine, developed by Budhouse Group — marked its 14th anniversary.
